All of us get to a point where our homes are no longer suitable for our current circumstances. It’s usually because there is not enough or too much space, but no matter what the reason is, this can be one of the hardest times that you will go through. But it’s also an exciting next step in your property journey.

Why is moving home stressful?

Well, you have a lot to do and a lot of people to work with. You need to:

  • Speak to an agent about selling your home
  • See lots of other agents and complete viewings to find your new home
  • Find a solicitor to help with the sale and purchase
  • Find a removals company
  • De-clutter and sometimes be ruthless about it
  • Mentally prepare for packing, especially all the stuff hidden in the loft!

You’ll notice one thing missing though and that’s how much you can get a mortgage for. I know it seems strange, but you would be surprised how many people go through all of the above and then ask how much they can borrow on a mortgage.

Understanding precisely how much you can borrow FIRST will make the whole process go that little bit smoother. Okay you still have to do all of the above tasks but at least you will know exactly what your price range is, how much it will cost, how long it will take and be fully prepared when it comes to making an offer on your new home.

Your credit score has an impact on how much you could borrow. My advice is to improve that score where possible by clearing credit cards, shopping accounts and cancelling any unnecessary memberships. You can check you score with Checkmyfile*.

Yes, you can. Increasing your mortgage loan is called additional borrowing, but it may come in the form of a second loan, leaving you with two interest rates and two renewal dates. Ask for advice when moving home.

Can I pay off my mortgage and take out a new one to move home?2023-07-10T14:15:56+00:00

Yes, you can. However, if you choose to take a new mortgage for your new home, you may incur early repayment charges or exit fees. Make sure this is taken into account when researching your options.

What is porting? And does it cost me more?2023-07-10T14:18:05+00:00

Porting a mortgage means to move your current deal to a new property. Most lenders offer this as an option, but there may be some reasons you can't. If you can port, and do not need additional borrowing, it is unlikely to cost you to move. Ask for fee-free, independent advice to find out your options and whether costs apply.

Does your no-fee mortgage advice limit my options?2023-07-10T14:13:56+00:00

Not at all. All mortgage advisers are paid a commission from the lender when we arrange a mortgage. I accept this to cover my costs and choose not to add a 'mark-up' cost to you. Paying for mortgage advice in no way opens the door to more lenders or products, and certainly cannot reduce your interest rates or monthly payments.
